New Senior Living Community Unanimously Approved for Joplin

Partners, O’Reilly Development Company and Wallace Bajjali Development Partners, to build continuum of care community

JOPLIN, MO, September 11, 2013 – O’Reilly Development Company and Wallace Bajjali Development Partners received formal approval in Jefferson City this week from the Missouri Health Facilities Review Committee on their presented Certificate of Need application to develop a senior living community in Joplin, MO. This project addresses specifically the independent, assisted and memory care living components of the Joplin Redevelopment Project defined in the TIF (Tax Increment Financing) Redevelopment Plan. The Review Committee unanimously approved the application for an 80 bed assisted living facility of which 24 beds will be dedicated to memory care services that will be a part of a larger continuum of care community on the corner of McClelland Boulevard and 26th Street. The entire senior community will include not only the assisted living and memory care units but an additional 100 independent living units on the same campus.

The Certificate of Need meeting received overwhelming verbal support and personal appearances by Missouri Senator Ron Richard and Rob O’Brian, President of Joplin Area Chamber of Commerce. Senator Richard and O’Brian testified their support of the 80 bed assisted living facility and approval of the planned community. This project is part of the Joplin Redevelopment Plan by the City and Wallace Bajjali Development Partners, Master Developer.

Formal presentations delivered the project’s conceptual plan, partnerships and co-developer terms for the continuum of care development. Project presentation representatives included Thomas Piper of Macquest Consulting, LLC, Stephanie Harris of Arrow Senior Living Management, LLC, and Denise Mathisen of O’Reilly Development Company, LLC.

Patrick O’Reilly, owner of O’Reilly Development, commented on the support for a home for life senior care facility “We are happy for the unanimous support we have received from the Missouri Health Facilities Review Committee, city and state leaders. It’s an honor to participate in the redevelopment of Joplin and we look forward to the partnership with Wallace Bajjali.”

Development Characteristics

The conceptual planned community will consist of approximately 20 acres of acquired land by Joplin Redevelopment Corporation (JRC) at the corner of McClelland Boulevard and 26th Street. The design and construction will include green sustainable criteria. Springfield-based H-Design Group, LLC will be the lead architect and work in cooperation with local Joplin company, Ness Design Company, for the final plans, specifications and construction over-site for the project.

The community will include the following living options:

  • Independent Living – Villa | 40 Villas that will be approximately 1,500 square feet all including two bedrooms, two baths, single car garage together with complete amenities to include full kitchen, separate living area and washer and dryer equipment included. All villas will be designed with an open concept for greater utilization of space.
  • Independent Living – Lodge Style | Multi-story lodge style building consisting of community common areas, offices, commercial kitchen, beauty shop, exercise and social rooms which will include 60 residential units which consist of one bedroom units approximately 750 square feet and two bedroom, two bath units approximately 950 square feet. All units will have fully equipped kitchens and include washer and dryer units.
  • Assisted Living | Separate assisted living building with its own amenities and services to include 56 units comprised of a mix of studio units approximately 400 square feet and one bedroom units approximately 500 square feet, allowing for 16 units to be designated as double occupancy for husband/wife couples. The units will include private bathrooms and small kitchenettes. The common area will include a commercial kitchen, dining area, sitting and recreation/wellness areas, commercial laundry as well as offices and caregiver spaces.
  • Memory Care | 24 memory care units will be connected to the assisted living building designed for its independent operations and living but allowing for economical sharing of staff and other services. Each unit will be approximately 250 square feet all one floor and will be designed for the safety and comfort of cognitively impaired residents. They will include private baths which include walk-in showers, height appropriate fixtures such as toilets and sinks, and locking cabinets to protect residents from harm. The common areas will feature an open design, including dining and living rooms. Life stations designed to engage through triggering memories of tasks ingrained throughout their life will also be included such as nursery for care and nurturing, wardrobe to promote grooming habits and work station for a sense of purpose and accomplishment. Nurse stations will provide a hub for care partners and nurses to conduct care updates and paperwork.

Site development and improvements will include curb and gutters, perimeter and interior sidewalks, park-like green space with walking trails and relaxing areas, all incorporating “green” sustainable design considerations.
