Joplin's master redeveloper looks to realtor for tenant

There appears to be a possible setback for Joplin's master redeveloper, Wallace Bajjali.

About two months after Wallace Bajjali bought an old Coca-Cola building on Virginia Avenue...

"We're continuing to explore opportunities on how to best use that location," says Bruce Anderson with Wallace Bajjali.

Talks began by Wallace Bajjali last year to build a consolidated government building on the property, with a post office.  The post office declined that offer.

"We continuing to explore those options but there are other options out there available," says Anderson.

And specifics of those options?

"At this time we're just not at liberty to disclose," says Anderson.

So we then asked Wallace Bajjali about some general proposed uses for the old Coca-Cola building.

"At this time, we're just really not at liberty to disclose what those potential uses could be.  Because you know, many times there's a plan in process that takes many months to go through," says Anderson.

"Bruce is being a little bit coy with you because one of their plans is to lease it," says Joplin City Councilman Bill Scearce.

Scearce says he doesn't know where plans for the building stand right now.  But that doesn't matter, because a "for lease" sign sits in front of the building.  It was put up last Thursday.

The listed realtor told us he was contacted by Wallace Bajjali to find a tenant.  Nearby residents say things just don't add up.

"It's obvious to me that if you can't sell it, the next best thing is to lease it," says Scearce.

The realtor told us by phone that the lease offer is $65,250.  It's based off of $2.25 per square foot for the building's total 29,000 square feet.  The lease time frame is negotiable.

"Well we always like to see things sooner or later, we understand everyone wants to see that.  But unfortunately it takes time," says Anderson.

So the wait continues for Joplin's master redeveloper to build its first development.

We also wanted to ask Wallace Bajjali about other development plans for the city.  Wallace Bajjali will not comment on those plans until after a meeting with the Joplin Redevelopment Corporation November 11th.
