NEOSHO, MISSOURI -

St. Louis-based ARCO Construction Co., Inc. today announced it is building a new $7.3 million, state-of-the-art senior living community in Neosho, Missouri for ClearPath Senior Holdings, a developer of private-pay senior living communities. Oak Pointe of Neosho will be located at 2601 Oakridge Extension on the south side of Neosho with direct access to U.S. Highway 60.

At a groundbreaking ceremony commemorating the start of the project, Jim Eisenhart, co-founder of ClearPath Senior Holdings, stated, “Choosing ARCO as our design / build contractor was a game changing decision for our company. We’ve now collaborated with ARCO on the development of six senior housing communities, and their project leadership, drive, and passion to contribute their best is unmatched.”

The 37,000-square-foot single-story community will have a total of 46 apartments, 33 units dedicated to assisted living and 13 dedicated to memory care. Oak Pointe of Neosho will offer a mix of studio, one-, and two-bedroom apartments and an exciting, amenity-based living experience with a large array of services customized for both assisted living and memory care residents.

One of the most unique features of Oak Pointe will be a dedicated storm shelter for residents and staff. The shelter will be constructed with reinforced concrete, masonry and structural steel. ClearPath put ARCO’s design team to the task of designing a high-strength storm shelter that was also aesthetically pleasing and sensible to the overall flow of the community.

Hank Bellina, principal of ARCO, said, “If someone on staff didn’t tell you that the gathering and activity room off of the courtyard was a storm shelter, you wouldn’t even realize it was there. This shelter was designed to withstand a 200 mile per hour wind and it’s large enough to accommodate all of Oak Pointe’s residents and staff.”

Oak Pointe’s assisted living apartments will feature generous amenities designed to provide residents freedom and independence with focused, personalized support for their specific needs. The apartments will include kitchenettes and ample closet space, individual climate control, and will be pet-friendly. Oak Pointe’s memory care wing will provide Alzheimer and memory loss residents with a truly individualized and comfortable environment with social activities and programs designed to help keep the individual engaged and active. The community’s life enrichment program is based on each resident’s personal needs and preferences to help them achieve success in their daily activities.

The services for residents go well beyond the individual apartment and memory care units. The community will offer all residents a 24-hour concierge and reception area; a dining room serving three meals per day; a private dining area large enough to accommodate family and special occasions; chapel; weekly housekeeping and laundry services; a full-time nursing staff; emergency call system with 24-hour onsite response; a wellness center with space for physician visits and therapy services; courtyard and garden areas; a crafts and hobby room; a full-service beauty and barber salon, and free resident and guest parking.

Jeff Binder, co-founder of ClearPath Senior Holdings, states, “We recognize there are other senior living options in the area, but none can compare to the amenities being offered by Oak Pointe of Neosho. Not only are our assisted living amenities quite extensive, but we will also be the first licensed assisted living with memory care provider in Neosho. This community will set the standard for resident-focused senior living options that emphasize wellness and community.”

Partnering with ARCO Construction Co., Inc., on the construction of Oak Pointe of Neosho is GMA Architects; Anderson Engineering, civil engineering; and KPFF, structural engineering. Oak Point of Neosho will be managed and operated by Provision Living, a St. Louis-based premier regional operator and investor in senior housing properties, specifically focusing on independent living, assisted living and memory care. The community will employ approximately 40 people.

Tuition is still going up at Missouri Southern State University, but it's tweaking the cost increase to credit hours to avoid a state fine. Missouri Southern's Board of Governors approved a 15 percent increase in student tuition last April, upping credit hours by $30. But state education law doesn't allow tuition increases beyond the consumer price index. To avoid a $1.1 million fine, MSSU adjusted down the tuition increase to $20 more per credit.
